Denai Alam usually suits households that prioritise house space, neighbourhood feel, and accept a car-based commute. It fits less well if you want dense transit, nightlife, or everything within walking distance.
For a specific buyer profile — retirees, or a household with a regular golfer — proximity matters: Monterez Golf & Country Club and Sultan Abdul Aziz Shah Golf & Country Club both sit within reach. That is a genuine amenity for that lifestyle, even if it means nothing to most other buyers.
